Can I sell my home if it's in need of repairs?

The answer is certainly *YES*, you can. But with a caveat....
👉We are no longer in the market of 2020-2022 where you could expect multiple offers, no contingencies, over asking for a house that hadn't been prepped. We just aren't in that market anymore!
Buyers right now, from my experience, are having a harder time 👀looking past the cosmetics (especially paint, flooring, and odors) than ever before. 💲Most often due to higher interest rates & home values (which equal higher mortgage payments and less cash available).
So what do I do if I need to sell my house but cannot make those kinds of repairs?
📍Be prepared that your list price will need to account for these necessary repairs! Do not expect top-dollar for your home if it is in need of work. You may need to offer an "allowance" (in the form of Seller-paid closing costs) for a Buyer to make an offer!
📍There are companies available that will make these repairs for you and wait to be paid at closing. This, of course, comes with additional cost! {I have access to these companies as an agent, so reach out for more info}
📍Consider selling to an investor. This will often net you less profit (investors have to build in their profit margin), but this is often the quickest, most painless way to "offload" a house in need of repairs. But reach out to me FIRST! I have access to local investors {myself being one of them!} who can offer you better solutions than those nationwide guys.
